Barndominium Builders in Cherry Hill, New Jersey

Cherry Hill is a built-out suburban township, so a barndominium here usually goes on a lot cleared of an older house or on one of the few larger lots left, not clearing a field. That changes the order of work. Before any frame, the Township of Cherry Hill wants a zoning permit from its Department of Community Development, and the construction office will not take a new-dwelling application without that and a handful of other prior approvals: a sewer connection permit from the Camden County Municipal Utilities Authority, soil conservation district sign-off or an exemption letter, and county health approval if the lot is on a septic system or a well. We build barndominium-style homes, shouses and steel-framed houses sized for suburban lots, from shell packages to turnkey builds, and we plan the elevations so the house reads well on a residential street. For buyers comparing barndominium builders near Cherry Hill, the lot usually decides the design: its zone sets the minimum size, the setbacks and a 35-foot height limit in its RA and R1 districts. If you have a lot in mind, send us the details and we will read it against the township's zoning ordinance before anyone draws a plan.

Municipal construction officeWho issues the construction permit

Township of Cherry Hill, Department of Code Enforcement and Inspections (construction code official)

The township's Department of Code Enforcement and Inspections makes sure all construction work in Cherry Hill complies with the Uniform Construction Code and issues construction permits after plan review. A new house reaches that office only after the Department of Community Development approves a zoning permit, which the township forwards to the construction office when building permit review applies.

The township's residential submittal checklist asks every new dwelling for a sewer connection permit from the CCMUA before the construction permit. A lot that still needs a septic system or a private well instead goes to the Camden County Department of Health for approval, the same checklist says.

Prior approvals for a new house
Cherry Hill's residential submittal requirements (revised September 6, 2022) list the prior approvals for a new dwelling: Community Development approval for zoning and planning board requirements; a CCMUA sewer connection permit; approved plans or an exemption letter from the Camden County Soil Conservation District; and county health approval for any septic system or well.

Zoning permit comes first
The township requires a zoning permit for new homes and most other construction, filed with the Department of Community Development at 820 Mercer Street; approved zoning permits go to the applicant and, where applicable, on to the construction office for building permit review.

Residential Agriculture zone
Article IV of the Cherry Hill zoning ordinance (as of November 2022) creates a Residential Agriculture (RA) zone for low-intensity farming and single-family dwellings on large lots. Single-family detached homes are a permitted use, horses are a listed accessory use, the minimum lot is 1 acre and the height limit is 35 feet.

R1 single-family lots
In the R1 Residential zone, intended for single-family detached dwellings at low density, the same ordinance sets a minimum lot of 13,000 square feet for an inside lot and 15,000 for a corner lot, with a 35-foot height limit. The township notes the November 2022 ordinance has later amendments still being folded into the document.

Land and lots in Cherry Hill

Open land in Cherry Hill is limited: the township is mostly developed neighbourhoods, and new single-family building tends to happen on infill lots or where an older house comes down. The R1 zone's 13,000-square-foot minimum is enough for a compact one-storey barndominium with an attached garage. The Residential Agriculture zone, with one-acre minimum lots and horses allowed as an accessory use, is where a larger footprint or a shop bay has room. Check the township's interactive zoning map for the parcel's district first. For bigger acreage, a pole barn home or a working shop, the Camden County page covers the county's eastern townships and Gloucester County has the nearest farm country.

Building in Cherry Hill: questions

Start the survey
How much does a barndominium cost to build in Cherry Hill?
In a built-up township the lot drives much of the number: clearing the lot, the sewer connection permit, soil conservation district review and a design that fits the zone's setbacks. We do not work from a published price list. Our barndominium cost guide collects third-party ranges and the items that move them, and we price your lot once we know it.
Do I need a building permit for a barndominium in Cherry Hill?
Yes, and a zoning permit before it. The Department of Community Development approves the zoning permit, then the Department of Code Enforcement and Inspections reviews the plans and issues the construction permit. Plans for a new house are sealed by a New Jersey-licensed architect or professional engineer, or signed by an owner drawing their own home. Residential work follows the 2024 International Residential Code, New Jersey edition, which took effect statewide on August 17, 2026.
Can I keep horses with a barndominium in Cherry Hill?
Only in the right zone. The township's Residential Agriculture zone lists horses as a permitted accessory use alongside single-family homes on lots of at least one acre, and a separate section of the ordinance sets the conditions. In the R1, R2 and R3 districts the minimum lots are smaller, so look up the parcel's zone before you plan a stable or a paddock around a custom plan.
Which approvals come before the construction permit in Cherry Hill?
The township's checklist names them: a zoning approval from Community Development, a sewer connection permit from the CCMUA for a new dwelling, and approved plans or an exemption letter from the county soil conservation district. If the lot uses a septic system or a well, the Camden County Department of Health must approve that as well. Our permitting page explains how we line those up.
