Barndominium Builders in Camden County, New Jersey
Camden County runs from dense river towns in the west to pine woods and farm lots in the east, and where a barndominium makes sense depends on which end you are in. Along the Delaware River the county is built up, and a new house there is an infill job on public sewer. Out past Berlin, in Winslow, Waterford and Chesilhurst, lots get bigger, wells and septic systems appear, and the Pinelands rules start to matter. Keep two things straight from the start. First, Camden County is not the city of Camden, and Camden County issues no building permits; and Camden city, Cherry Hill Township and every other municipality run their own construction office or use the state's. Second, a septic system or a private well goes through the county health department's Septic and Wells Unit, whatever the town. Each municipality's construction office (DCA's Southern Regional Office in three of them)
Camden County issues no building permits. Each municipality enforces the Uniform Construction Code through its own or a shared construction official, and three have asked the Department of Community Affairs to do it: Chesilhurst Borough, Hi Nella Borough and Laurel Springs are served by DCA's Southern Regional Office, which reviews plans, issues construction permits and inspects.

Camden County Department of Health & Human Services, Septic and Wells Unit
The county's Septic and Wells Unit oversees every individual sewage disposal system review in Camden County: plan review, installation, repair and compliance certificates. It also reviews private well test results. Where a lot can reach public sewer, the connection instead needs approvals from the municipality and the CCMUA.

- One health department countywide
- The New Jersey Department of Health's directory of local health departments, dated July 8, 2026, lists the Camden County Department of Health & Human Services in Blackwood for every Camden County municipality, including Gloucester City and Gloucester Township, which are Camden County towns despite the name.
- Pinelands towns in the county
- The Pinelands Commission's municipality list (revised February 2025) puts five Camden County municipalities in the State-designated Pinelands Area: all of Chesilhurst Borough and Waterford Township, and part of Berlin Borough, Berlin Township and Winslow Township.
- Soil erosion review
- The DelAtlantic Soil Conservation District's West Berlin office serves Camden County. The district says the Soil Erosion and Sediment Control Act applies to land disturbance of more than 5,000 square feet, and that a single-family dwelling is exempt unless it is part of a larger subdivision or planned development.
- Sewer reach in the eastern towns
- The CCMUA reports that its Atlantic Basin Interceptor Project, completed in 2014, expanded sewer capacity in Berlin Borough, Berlin Township, Chesilhurst, Pine Hill, Waterford Township and Winslow Township. Whether a given lot can connect is a question for the municipality and the Authority.
- Camden city permits separately
- The Department of Community Affairs' roster of municipal construction code officials, dated September 2, 2026, lists Camden City and Cherry Hill Township as separate enforcing agencies, each with its own construction official, so a permit in either comes from that municipality, not from the county.

Finding land in Camden County
Most of Camden County's buildable acreage is in the east and south, in towns such as Winslow, Waterford, Chesilhurst and the Berlins, where lots are larger and a new house may need its own well and septic system. That is also Pinelands country: a new house in one of the five listed municipalities goes through Pinelands review before the local septic and construction approvals, and the Commission's land-use rules can limit what a parcel allows. Closer to the river the county is suburban and largely built out, so land there means an infill lot on sewer. For open farmland rather than woods, Gloucester County to the south has more of it, and the Cherry Hill page covers that township's zoning districts.
