Every job starts with what your land allows

New Jersey has one construction code, the 2024 International Residential Code, New Jersey edition, enforced by every municipality's construction office. The state even fixes the frost depth. What it does not fix is your lot: zoning is set town by town, snow and wind loads are looked up for the exact site, the septic system needs soil tests and a permit from the board of health, and land in the Pinelands, the Highlands, the coastal zone or a flood hazard area can need a regional or state approval first. A plan that ignores the lot is the wrong plan, whether you are buying a kit or a whole house.
