Union County is a compact, mostly suburban county of 21 municipalities, and a barndominium here is typically a single house on a residential lot rather than a homestead on acreage. We build barndominium-style homes, shouses and metal-sided houses, and a Union County project begins with the town, not the county: each of the 21 sets its own zoning and has a construction official, its own or a shared one, and the county government plays no part in the building permit. Local health agencies also differ from town to town, so the office that answers a septic or well question in Cranford is not the one that answers it in Westfield or Rahway. In Union County most lots that come up are infill or teardown sites in established neighborhoods, which favors a two-storey plan with a metal or board-and-batten exterior over a sprawling single-level barn house. Union County issues no building permits. Every one of its municipalities enforces the Uniform Construction Code through its own construction official or a shared one. The Department of Community Affairs' list of towns whose code enforcement it has taken over names no Union County municipality, so the permit for a new house comes from the town's construction office.

Health agency varies by townWho approves a septic system

The local health department for each town (county, regional or municipal)

No single agency covers the county. The state directory lists the Union County Office of Health Management for Berkeley Heights, Cranford and Roselle only; Westfield Regional Health Department, Rahway's health department and city departments in Elizabeth, Plainfield and Linden serve other towns. Where a septic system is proposed, the town's own agency reviews it.

Health departments by town: The state's directory of local health departments (July 8, 2026) lists Westfield Regional Health Department for Westfield, Summit, New Providence, Mountainside, Fanwood, Garwood and Roselle Park, and Rahway's department for Rahway, Scotch Plains and Winfield. Clark, Hillside, Linden, Plainfield and Elizabeth each run their own.
County health office's towns: The same directory names the Union County Office of Health Management, in the Froehlich Building on North Avenue East, as the local health department for three municipalities: Berkeley Heights, Cranford Township and Roselle.
Twenty-one municipalities: The County of Union's municipal profiles page describes the county as 21 distinct municipalities with an extensive transportation network and numerous parks and open spaces (county website, read September 2026).
County parkland: The county's Department of Parks and Recreation reports 36 parks covering more than 6,200 acres, including the Trailside Nature & Science Center, Watchung Stable and the Deserted Village of Feltville. That parkland is protected open space, not building land.
No preserved-farm program: The State Agriculture Development Committee's Summary of Preserved Farmland, dated April 15, 2026, lists 18 participating counties with preserved farms. Union County is not among them.

Finding land in Union County

Open acreage is rare in Union County. The county has no farms in the state's preservation program, and much of its open land is county parkland. What does come up is residential: a teardown on a larger suburban lot, a subdivided back parcel, or an older house on a wooded street in the western towns. Each of those is judged against the town's zoning, not a county rule, so start with the municipal zoning map. For a pole barn home with a shop and acreage, the realistic search moves west into Somerset County and Morris County, and the Elizabeth page covers the county seat.

Do I need a building permit for a barndominium in Union County, New Jersey?

Yes, and it comes from the town where the lot is, never from the county. Each Union County municipality has a construction official who reviews the plans and issues the permit, and none of them has handed that job to the Department of Community Affairs. The house is built to New Jersey's Uniform Construction Code, whose residential subcode moved to the 2024 IRC, New Jersey edition, on August 17, 2026.
