Land and lots in Elizabeth

Buildable land in Elizabeth is scarce. The city is almost entirely developed, and a vacant lot here usually means a narrow parcel between existing houses or a teardown, not open ground. A barndominium on such a lot becomes a compact two-storey house with metal siding or a board-and-batten front, and it has to meet the zone's rules before the Bureau of Construction will take the plans. For a shop bay, a wide single-level floor plan or a pole barn home with room around it, look outside the city: start with the Union County page, then the rural parts of Somerset County and Hunterdon County, where farmland and wooded acreage remain.

Do I need a building permit for a barndominium in Elizabeth?
Yes. The City of Elizabeth's Bureau of Construction reviews new-house plans against the Uniform Construction Code, issues the construction permit and carries out the inspections. Zoning comes first, through the Department of Planning and Community Development, and a plan that breaks a zone standard goes to the Zoning Board of Adjustment. Since August 17, 2026 the state's code for one- and two-family houses has been the 2024 IRC, New Jersey edition.
Can I put a barndominium on a lot in an Elizabeth two-family zone?
Possibly, but check the district first. The zoning map sets R-1 aside for single-family houses and R-2 for two-family houses, and each zone has its own lot and height standards. A custom plan drawn to the lot's zone is the route; where the plan does not fit, the Zoning Board of Adjustment decides on a variance.
